The end of tenancy clean covers the following as standard:
The clean is designed to meet a standard suitable for check-out by a landlord or letting agent. The property must be empty of personal belongings and furniture (unless agreed otherwise) before the clean begins.
The following are excluded from the standard end of tenancy clean unless agreed and priced separately:

The Client is responsible for arranging access to the property at the agreed time. Access arrangements:

Where a landlord or letting agent requires access for a check-out inspection on the same day as the clean, the Client must communicate this in advance. The Cleaner will endeavour to complete the clean in time for any inspection, but is not liable for delays caused by the property being in a significantly worse condition than described at booking.
All keys must be returned to the Client or letting agent by the Cleaner at the end of the clean.
To allow the Cleaner to complete the work efficiently and to the highest standard, the Client must ensure:
Where the property is not ready as above, the Cleaner reserves the right to charge additional time at [£XX per hour], or in serious cases to decline to start work. The deposit or booking fee will not be refunded if the Cleaner attends and cannot complete the clean due to the property being in a condition not as described.
The Cleaner offers a re-clean guarantee subject to the following conditions:
Disputes raised after the 24-hour window, or where the property has been re-occupied or altered since the clean, are not eligible for a re-clean.
If the Cleaner needs to cancel, the Client will be offered a full refund of any deposit and a rescheduled date at the earliest opportunity.
The Cleaner takes great care in all work carried out. In the unlikely event of accidental damage, the Client must notify the Cleaner in writing within 24 hours of the clean. The Cleaner's liability for any single incident is limited to [£X,000 / the repair or replacement cost, whichever is lower]. The Cleaner holds public liability insurance — details available on request.
The Cleaner is not liable for damage to items not disclosed as fragile or high value, pre-existing damage, or deterioration caused by the property's condition (e.g. mould that cannot be removed by cleaning alone).
This agreement is governed by the law of England and Wales.
